2. Scope
This policy applies when you visit our website, contact us by form, email, telephone, WhatsApp or social media, ask about a property, or use our services. Please read it together with our Cookie Policy and Terms of Use.
3. Personal data we collect
Information you give us
- Your name, telephone number, email address and the content of your message.
- Whether you are a buyer, tenant, investor, landlord or seller, the property or community you are interested in, your budget, timeline and preferences.
- Anything you tell us during calls, WhatsApp chats, viewings and meetings.
If you go ahead with a sale, purchase, tenancy or management arrangement
- Identity and residency documents (for example passport, Emirates ID, visa), proof of address, proof of funds or employment, as required.
- Payment and bank details for deposits and rent, contracts, title deeds and other property documents.
- Information we must collect to carry out identity and anti-money-laundering checks required by UAE law.
Technical information
- Your IP address, browser type, device, pages viewed and date/time of visit. This is collected automatically by our web host and by the third-party services described below. Analytics data is collected only if you accept analytics in our cookie banner.
Information stored on your device
- Your saved (shortlisted) properties and your cookie choices. See our Cookie Policy.
Information from other sources
- Landlords, owners, developers, banks and mortgage advisers, other brokers and public registers, where necessary and lawful.
We do not ask for sensitive personal data (such as health, religion or political views). Please do not include it in messages to us.

Under the UAE Federal Decree-Law No. 45 of 2021 on the Protection of Personal Data (“PDPL”) we process personal data on the basis of your consent or another lawful ground the law recognises, such as performing a contract, complying with a legal obligation or our legitimate interests. Where the EU or UK GDPR applies to you, we rely on the legal bases listed above. You can withdraw consent at any time.
5. Who we share your data with
- Service providers who help us run the website and our business: website hosting and security, email and messaging, IT support, and professional advisers. Messages you send through our website forms are delivered by our own web server to our email inbox.
- Map and content providers. Interactive maps use OpenStreetMap and Leaflet; our office map uses Google Maps. These load only after you allow embedded content. Photographs may be delivered through image-hosting or content delivery networks. Our website typefaces are hosted on our own site. When your browser loads their content, these providers receive your IP address and technical data.
- Parties to your transaction, where necessary and in line with your instructions: landlords, owners, tenants, developers, banks and mortgage advisers, conveyancers, trustee offices, the Dubai Land Department (DLD), the Real Estate Regulatory Agency (RERA) and other authorities.
- Authorities and regulators where the law requires it or to protect our rights.
- A successor business if we merge with or are acquired by another business.
- Messaging and social platforms. If you contact us through WhatsApp or a social network, that provider processes your data under its own terms.
We do not sell your personal data.
6. International transfers
Some of our providers are located outside the UAE (for example in the European Economic Area, the United Kingdom or the United States). Where we transfer personal data outside the UAE (or outside the EEA/UK where the GDPR applies), we do so in line with applicable law and use appropriate safeguards, such as contractual protections, where required.
7. How long we keep your data
- Enquiries that do not lead to a service: up to 24 months after our last contact, then deleted or anonymised.
- Clients and transactions: for the duration of our relationship and afterwards for as long as needed for legal, regulatory, tax and accounting purposes, for example at least five years where UAE anti-money-laundering rules apply.
- Marketing: until you unsubscribe or withdraw consent. We keep a minimal record so we do not contact you again.
- Data on your device: as described in our Cookie Policy.
8. Security
We use appropriate technical and organisational measures to protect personal data, including encrypted (HTTPS) connections and limiting access to those who need it. No method of transmission over the internet is completely secure. Please do not send identity or financial documents through the website form; ask us for a secure way to share them.
9. Your rights
Depending on where you live and the law that applies (including the UAE PDPL and, where relevant, the EU/UK GDPR), you may have the right to:
- be informed about how we use your data;
- access the personal data we hold about you and receive a copy;
- have inaccurate data corrected;
- have your data erased, or its use restricted;
- object to processing, including direct marketing;
- receive your data in a portable format;
- withdraw consent at any time (this does not affect processing carried out before you withdrew it);
- not be subject to decisions based solely on automated processing that significantly affect you. We do not make such decisions.
To exercise a right, email us at [email protected]. We may need to verify your identity and will respond within one month or any shorter period the law requires. If you are unhappy with our response you may complain to the UAE Data Office (once operational) or to the data protection authority in your country.
10. Children
Our website and services are intended for adults aged 18 or over. We do not knowingly collect personal data from children. If you believe a child has given us personal data, please contact us and we will delete it.
11. Links to other websites
Our website links to third-party services such as Instagram, LinkedIn, Facebook, WhatsApp and Google Maps. They have their own privacy policies and we are not responsible for their practices.
12. Changes to this policy
We may update this policy from time to time. The “last updated” date at the top shows the latest version. If we make significant changes we will highlight them on the website.
